Project Management

The team at Kendro are construction-based professionals, who have the experience and technical knowledge to delivery the project and manage the entire building process for the developer. Our team is focused on the Value Management process prior to awarding the contract to the successful contractor.

  1. The value management process can be a complicated and quick process, where the builder provides a series of possible costs saving to the client to reduce the overall cost of the building.
  2. As our team are registered builders and worked in the environment for a long time, we slow this process down and ensure that our client understands what each item will do to their end product and also internally price the VM items, to ensure the client is getting the appropriate savings, for the nominated VM item. For example: changing a concrete roof to lightweight construction – is the client getting the cost saving available for the change in scope?
  3. Our team will manage and overview the construction program monthly to ensure our client is kept up-to-date and aware of construction related timelines.

As part of our management services, we offer the role of the project Superintendent, which manages the project and the contractor for the client to ensure compliance via the building contract.

  1. The role of the superintendent is to ensure that the project parties are complying with the agreed contract conditions, and to ensure that the following is specifically being adhered to:
    • Program compliance as per tender and contract documentation
    • Certifying all contractor progress claims
    • Managing the contract with the builder
    • Reviewing all possible variations under the contract
    • Reviewing all possible Extensions of time under the contract
    • Assisting in ensuring the correct retention is being
    • Facilitate PCG Meetings
    • Site Inspections for the client
    • Assisting the land surveyor
    • Working with and assisting the building surveyor during the project
    • Assisting the client with all authority obligations during the project
    • Payment certificates for each progress claim
    • Issue of Practical completion for the project
  2. The role of the superintendent by Kendro is to assist the project and provide the assistance to the parties to ensure a successful put come for all involved.
  3. At Kendro we provide a service for the client, which is part of the superintendent role, where we facilitate and actively plan with the builder, on how to achieve compliance with the requirements for the title’s office and for settlements of property to take place.
  4. Our focus as a superintendent is to be the conduit between the builder, consultants, authorities and the client, to ensure that all parties communicate and assist in anyway possible for the project to be a successful transaction.
